Help Me Decide…Leak Barrier      

Leak Barrier protects the most vulnerable parts of the roof system.

What is it?

Leak barrier or (ice guard) is a self-adhering, waterproof, rubberized membrane that is installed in the most vulnerable areas on the roof prior to installing the shingles.  Once installed, leak barrier will seal to the roof deck surface and around any nail punctures to create a watertight surface.   

 What you need to know:

  • There are many different levels of leak barrier products on the market.  In most cases, it is encouraged to ensure that the brand of leak barrier is the same as the shingle.
  • Once sealed to the roof surface, leak barrier can become a vapor barrier which can trap moisture in the attic space.  Ensure that you have adequate amounts of insulation and ventilation when using this product. 
  • The most common use of leak barrier is used to prevent water infiltration into the interior of the building from the most vulnerable roof areas.
  • Gutter edge: Leak barrier needs to stop water from backing up behind the gutter and also getting past the line of leak barrier.

If leaks occur due to ice backup in areas that are not protected by leak barrier, warranties do not apply.

Example:  If you have a 1′ overhang with 1 course or 3′ of ice and water shield and ice backs up past the protected area and leaks into the interior the mfg. warranty will not apply even though the specifications were met.

 

Leak Barrier Options

 

Gutter Edge (Ice Dam Protection) Options

 3’ Over Eave metal-(The Minimum)

  • This practice is common on unheated areas of the home and out buildings.
  • May not meet code in all areas.
  • Not recommended by Runyon & Sons Roofing on most roof systems.

 

6’ Over Eave Metal     

  • Recommended on homes that have low levels of ice damming issues based on design, insulation levels, and very good attic ventilation.
  • May not be as effective against leaking caused by ice backup at the roof to gutter transition.

6’ Behind Gutter and under Eave Metal

  • Gutters should be removed during this application in order to achieve for the product to adhere correctly.
  • Exposed fasteners can cause problems if the product does not seal correctly.
  • Optional strip over the fasteners is recommended with this application.

6’ Behind Gutter and Over Eave Metal (Double Strip)

  • The most effective method of avoiding leaks due to ice backup at the gutter edge and up the roof line.
  • Double ply method at bottom edge acts as compression fitting to seal all possible water entry point.
  • Recommended by the NRCA and shingle manufacturers.
